Newer homes, first inspections
More than half the homes here, 57.7% on the Valuation Office’s count, went up in 2000 or later, against 18.8% across England and 29.4% across Dartford borough as a whole. That changes what an electrician is asked to do. A new home comes with an Electrical Installation Certificate, and a landlord letting a new build does not need an EICR until five years after that certificate was issued. After that the first inspection is due, and on a home that is fifteen or twenty years old it rarely finds anything dramatic. What it finds is the life of the house since the builder left: sockets added in a loft conversion, a garden circuit run by a previous owner, a kitchen refitted with the cooker moved, a light fitting swapped in a bathroom. Each of those is either on a certificate or it is not. Boards of that age were often split-load, with some circuits behind a shared RCD and some with none, so one fault can take out several circuits at once, and the RCDs themselves are tested for trip time like any other. A first EICR on a newer home is mostly a record of what has changed, and a line under it.
